What do Rates mean for Damascus and Montgomery County in general?

Interest rates have a funny way of making a house feel more or less affordable… even when the house itself hasn’t changed a bit.

Right now, mortgage rates are still hovering around the upper-6% to low-7% range, which means buyers in Montgomery County have to pay a little more attention to the monthly payment than they did when rates were sitting in the 3s and 4s.

And that matters whether you're shopping in Damascus, Clarksburg, Germantown, Gaithersburg, or somewhere farther into Montgomery County.

Damascus Can Be a Different Conversation

One of the things I like about the Damascus area is that buyers can often get a little more house for their money compared with some of the more expensive areas closer to Rockville, Bethesda or Potomac.

But that doesn't mean rates don't matter.

A $600,000 home at one interest rate can have a dramatically different monthly payment than that same $600,000 home at another rate. That's why I always tell buyers to focus less on the headline rate and more on the entire payment and financing strategy.

And right now, there are still ways to structure a deal differently — seller concessions, temporary buydowns, permanent rate reductions, different loan programs, or simply adjusting the price range.

The Good News for Buyers

Higher rates have pushed some buyers to the sidelines. That can actually create a little more breathing room for the people who are still shopping.

Across Montgomery County, the median home price was about $637,000 through August 2026, up about 3% from the previous year. Homes were taking an average of 41 days to sell, giving some buyers more time to think through the numbers instead of feeling like they have to throw an offer together while standing in the driveway.

And that's important.

You don't necessarily need rates to fall dramatically to make a purchase make sense. You need the house, payment, financing and your long-term plans to make sense together.

So What Should Montgomery County Buyers Do?

Don't wait for the perfect rate. Spoiler alert: there probably isn't one coming with a marching band.

Instead, know your numbers.

Look at the payment you are actually comfortable with, understand your financing options, and then shop for the house that fits those numbers.

If rates improve down the road, great. There may be an opportunity to refinance. But today's home purchase should make sense based on today's numbers — not on a guess about what rates might do six months or two years from now.

For buyers in Damascus and the surrounding Montgomery County communities, the conversation shouldn't simply be "What is the rate?"

It should be:

"What can we do to make this particular home and payment work for me?"

That's a much better conversation.
